Will Insurance Cover Foundation Repair?

Is It Covered?

We are frequently asked whether foundation repair services are covered by a homeowners insurance coverage.  Whether your homeowner's insurance policy covers foundation repair or not really depends on the cause of the damage. 


Coverage possibilities

  • Covered perils: Your homeowners insurance will typically cover foundation damage caused by perils such as fire, vandalism, falling objects, and certain natural disasters like windstorms, tornadoes, hail, and lightning.
  • Sudden and Accidental Water Damage: Damage resulting from a sudden and accidental internal plumbing issue, like a burst pipe, may also be covered. 


This being said, there are a number of typical exclusions from coverage:

  • Wear and Tear and Neglect: Foundation issues arising from natural settling, gradual soil expansion/contraction, age-related deterioration, or a lack of proper maintenance are generally not covered.
  • Floods and Earthquakes: Damage caused by floods and earthquakes is typically excluded from standard homeowner's policies and requires separate flood or earthquake insurance policies for coverage.
  • Tree Root Damage: Foundation damage caused by tree root intrusion is generally considered a preventable issue and is usually not covered.
  • Poor Construction: Problems stemming from faulty construction or design are not typically covered by homeowner's insurance.
  • Vermin and Termite Damage: Damage caused by pests like termites or rats is excluded from most policies. 


Filing a claim for foundation damage

  1. Document the damage: Take photos and videos, and make a detailed list of all damage.
  2. Contact your insurance provider: They will show you how to file a claim promptly and provide all necessary documentation.
  3. Cooperate with the adjuster: The insurance company will likely send an adjuster to assess the damage.  You can also use your own public insurance adjuster if you don’t like the response of your insurance company.
  4. Obtain repair estimates: If coverage is confirmed, get estimates from qualified foundation repair contractors.
  5. Complete repairs and receive payout: The insurance company will send a check for covered repairs, minus your deductible. 


Important considerations

  • Policy Review: Carefully review your homeowner's insurance policy to understand specific coverages and exclusions related to foundation damage.
  • Preventative Measures: Take steps to maintain your foundation and surrounding areas to reduce the likelihood of foundation problems, such as maintaining proper drainage and addressing cracks promptly.
  • Seek Clarification: If you're unsure about your policy's coverage, contact your insurance company for clarification.
